How do I calculate price per sqm?
The real estate unit price is the listing price divided by the area. Compare the property price per m2 with local comparables to see whether a listing is expensive or cheap.
Should I use gross or net area?
Listings usually quote gross area, but net area reflects livable space. Use the same basis for every property you compare, otherwise the price per square meter is misleading.
Is price per m² enough on its own?
Not by itself. Floor, orientation, building age, elevator and amenities all affect value. Use price per m² as a fast filter, then compare in detail.
